Maintenance Scheduling
Breakdowns seem to occur at the most inopportune times. Being
unprepared creates an emergency situation. Emergencies are a diversion
that adversely affects personnel assignments, time on task, productivity
and profits. Emergency repairs are, often times, only a temporary
fix. Costs to correct the situation are most often, significantly
higher than scheduled, routine maintenance and repair costs.
Preventive
maintenance scheduling can improve the day-to-day running of facilities
by minimizing breakdowns to a manageable level. Preventive maintenance
scheduling is vital to improving operations, productivity and
profits.
JMOA's
automated approach to preventive maintenance scheduling enables
the user to schedule maintenance, track work orders, document
the maintenance history of items, find costs for parts and labor,
respond to emergencies faster, coordinate projects, track and
allocate resources, and prioritize work requests. Duplicate work
orders are eliminated. Critical work orders can never be misplaced
because they are automatically regenerated. Tasks not completed
are automatically re-scheduled for the next week. Repeat tasks
are defined on newly generated work orders. Reports and schedules
for individual buildings, sections of your facility, or all buildings
can be generated and viewed instantaneously.

Building
Condition Surveys
Schools, colleges and universities are required by law to periodically
survey and evaluate their spatial, thermal, visual, health and safety,
seismic, energy, aesthetic and accessibility requirements as related
to educational programming and structural soundness.
Building condition
surveys can provide valuable information to managers of all types
of facilities. Evaluating all aspects of a building - its systems,
systems components, sub-systems, sub-components and equipment
- provides an overall snapshot of the current conditions.
Using an electronic,
hand-held data collection device, JMOA will collect a wide
range of facility related data in the field. All facilities
data collected during the survey will be compiled into a database.
The database, which will contain a description of each deficiency,
probable useful life, recommended corrective actions, and cost
estimates to repair or replace deficient items, will be linked
to the location(s) of the deficiencies/conditions on CAD drawings
and digital photos. Data - organized and maintained in a comprehensive,
user-friendly, automated system is - literally - at your fingertips.
Building condition
survey results provide a strategic framework for future decisions
regarding upgrading and replacement of all aspects of an organization's
facilities.

Annual
Visual Inspections
Nationwide, our school buildings have fallen into such disrepair
that estimates to bring them back to good condition are as high
as $112 billion dollars. Furthermore, a recent study showed that
students who attend schools in a good state of repair score 5 to
11 percentile points higher on national tests than students who
attend schools in need of repair.
Annual visual
inspections of all occupied buildings in New York State school
districts are a mandate of recent legislation. The intent of this
legislation is to ensure that all school facilities are properly
maintained and preserved and provide suitable educational settings.
Frequent visual inspections can assure that repairs necessary
to protect the health and safety of students and staff occupying
New York State's school buildings are addressed expeditiously.
JMOA will
conduct a visual re-inspection annually of all the components
of the building condition survey for changes that may have occurred.
Building systems and systems components will be inspected to determine
if there is evidence of movement, deterioration, and/or structural
failure. The need for repairs, replacement and maintenance, and
a review and update of the safety rating (as needed) will be noted.
